Yet planning tools that reflect India's actual market dynamics — regional labour variations, material price cycles, and the specific cost differences between a metro plot and a rural one — have historically been unavailable to ordinary homeowners.
Construct Estimation was built to change that. Our mission is simple: give every Indian homeowner, contractor, and project manager access to the same quality of cost intelligence that large developers use, completely free of charge.
What We Do
At its core, Construct Estimation is a free house construction cost calculator for India. Enter your project details — location, area, number of floors, and quality grade — and our tool generates a detailed, phase-wise estimate covering:
- Foundation and earthwork costs
- RCC structure (columns, beams, slabs) per floor
- Brickwork and masonry
- Internal and external plastering
- Flooring (vitrified, marble, and ceramic options)
- Electrical wiring and fittings
- Plumbing and sanitary work
- Doors, windows, and frames
- Painting and finishing
On top of the cost estimate, the tool calculates material quantities (bags of cement, kg of steel, number of bricks), project timelines, and EMI estimates for construction loans. Results can be exported as PDF reports or Excel files — everything you need to walk into a contractor meeting or bank appointment prepared.
How We Build Our Rate Database
The accuracy of any construction cost calculator depends entirely on the quality of its underlying rate data. Here's how we maintain ours:
- Monthly material price tracking: We monitor prevailing market rates for key construction materials — OPC/PPC cement (per bag), TMT Fe-500D steel (per kg), fly-ash bricks, red clay bricks, river sand, M-sand, and coarse aggregate — across major regional markets including Delhi-NCR, Mumbai, Bengaluru, Chennai, Hyderabad, Kolkata, Pune, and Ahmedabad.
- Regional labour rate benchmarks: Labour costs in construction vary by as much as 40% between metro and rural zones. We maintain separate trade-wise rate cards (mason, carpenter, electrician, plumber, unskilled labour) for each of our four location categories: Metro, Urban, Semi-Urban, and Rural.
- Quality-grade mapping: Each of our four construction quality grades (Basic, Standard, Premium, Luxury) maps to specific material specifications. For example, Standard assumes OPC 43 grade cement, IS-2062 TMT Fe-500D steel, vitrified tile flooring at ₹60–80/sq ft, and CPVC plumbing. Premium elevates this to PPC cement, ₹100–150/sq ft tiles, and UPVC windows.
- Contingency and overhead calibration: All estimates include a 10% overhead for contractor profit and site supervision, aligned with standard contractor pricing practices in India.
Our Accuracy Commitment
We state a ±10% accuracy range on all estimates. This means that for a typical 1,500 sq ft standard-quality residential project in an urban area, if our estimate says ₹22 lakh, your actual final build cost should fall between ₹19.8 lakh and ₹24.2 lakh, assuming no major scope changes.
Factors that can push actual costs beyond this range include:
- Unexpectedly poor soil conditions requiring deep foundations or piling
- Significant scope additions mid-project (adding a terrace room, changing floor tile spec)
- Unusual site access constraints (narrow lanes, multi-storey lifts)
- Sharp commodity price spikes (steel/cement moved 20%+ in 2021–22)
We recommend using our estimate as a starting budget baseline, adding a 10–15% contingency buffer when planning your financing, and always getting a minimum of three detailed BOQ-based contractor quotes before committing.
